Conventional
This is a great mortgage for those who have a 20% down payment. The rates are excellent and the mortgage insurance is often less expensive than FHA loans

FHA Mortgage
FHA loans are appealing to many home buyers because of the low 3.5% down payment requirement. This loan has easier qualifications than conventional loans. The borrower pays taxes and insurance, but WSCU pays all closing costs. If you are a teacher, firefighter, EMT, or law enforcement officer, you may be eligible for HUD's Good Neighbor Next Door Program. Eligible buyers can receive up to 50% off listing prices on certain HUD properties.

In House
Our In-House loans are popular with many WSCU Members because loan decisions are made locally and approval guidelines are more flexible. This mortgage can be customized to fit the borrower's preferences. Mortgage insurance is lower and the loan can be completed quickly.

VA
Veterans and active duty military personnel are eligible for this loan. A down payment is not required and there is no need for mortgage insurance.



Unless otherwise indicated, these APR calculations are based on the following: Conforming loans (whose maximum loan amount is below $484,350 for the contiguous states, District of Columbia, and Puerto Rico or below $636,150 for Alaska, Guam, Hawaii and the Virgin Islands) are calculated based on a loan amount of $417,000 with closing costs of $8,340. Jumbo Loans (whose maximum loan amount exceed $484,350 for the contiguous states, District of Columbia, and Puerto Rico or exceed $636,150 for Alaska, Guam, Hawaii and the Virgin Islands) are calculated based on a loan amount of $1,000,000 with closing costs of $20,000. Your actual APR may be different depending upon these factors.
